Listing Your Property FAQ

This FAQ deals with listing your property on FSBO Michigan.
Q. How long is my listing good for?
A. It is essentially unlimited. Technically, it is for 90 days, renewable for $1 (which we waive). Your listing remains on as long as you need it, unless you list with a realtor. We ask that you keep us informed.

Q. What is my first step if I want to list my property?
A. There are several places on the home page that you can click on to start the signup process. The first question you will be asked is the zip code your property is in. A signup form will appear where you can choose the program you want. You will be walked through the process.

Q. Do I need to have all my information ready before I begin?
A. No. The basic information about your house is all you need to start. You will create a username and password that will enable you to complete your listing at your leisure and make changes to it at any time. We can also help you with changes or inputting information. It is faster, of course, if you do it yourself.

Q. Do I sign a contract with you?
A. No. The services you see on the website are what you get and are your protection. You are not under any obligation except those spelled out in the Terms of Use section. Keep us informed about the status of your property.

Q. What happens if I decide later to go with a realtor?
A. Go online, log in to your listing, go to the Control Panel and turn the listing off. Then e-mail us or give us a call letting us know what is happening and make it possible for us to retrieve our signage at our convenience.

Q. Do I really get unlimited space for my description?
A. Yes, and we encourage you to make good use of it. A well written description can make a big difference in the number of people who want to see your home. The narrative section is like a sales pitch except that all you are doing is describing the property. Try to see your house through fresh eyes as you write.

Q. What if I don't have a digital camera?
A. No problem. You can mail us (your regional service provider) snapshots and we can scan them and upload them for you. Be sure you identify yourself (name and address of the property) You can also get a disposable digital and get the resulting shots on a disk that can be mailed to your regional service provider (Franchisee).

Q. How do I get photos on?
A. Assuming you have digital pictures, make sure they are on your computer. The pictures need to be in jpg (j-peg) format (the standard). If you can manipulate the image size you should have no trouble uploading them. We recommend no larger than 800x600 pixels. When you are on the pictures page on your listing on FsboMichigan, you will need to click the browse button and search your computer until you find the first picture. Be sure that the first picture is an exterior shot of your house...it will appear on the lists of properties and on the map. Clicking on the open button links the photo to the picture page. Repeat a few times. Then scroll down to the bottom of the page and click on Upload. The photos will appear thumbnail size when they have uploaded (2-3 minutes with dialup) Repeat until you have all the photos on.

Q. Can you take photos for me?
A. That depends. Some of our franchisees have to cover large territories and it could be difficult to arrange a time suitable to you and the service provider. There would be a small separate fee involved, rates depending on the local provider.

Q. Can I make changes to my listing?
A. Yes. You will have your own username and password. When you login you will come to a page titled Manage/Edit Your Listing. Click on the appropriate link. You can make changes at any time.

Q. Can I get more Offer to Purchase and Disclosure forms?
A. Just login and click on Real Estate Forms on the left side.

Q. How do I get flyers to put in the box?
A. You go to your listing (you don't need to login), and down the left side will be a link called Printable Flyer or brochure. When you click on that the page will reformat so you can print out what you need.

Q. How does the free Open House listing work?
A. Just login and click on the button for Open Houses. When you have submitted the page your open house will appear on the Open House list.

Q. What if I have trouble getting my information in?
A. We are here to help you. Your regional franchisee (see the list of service areas on the pull-down) is usually available by phone and/or will certainly return your call promptly.

Q. Do I need to know my legal property description?
A. At some point you will so it is a good idea to track it down. It is also helpful to write it or type it onto a copy or two of the Offer to Purchase.

Q. Do I need to be there when the sign and brochure box are installed?
A. No, this is not necessary. If you want to meet we would be delighted to, but understand that it could be difficult to give precise times if a meeting is wanted. Arrange a time frame with your regional service provider.

Q. I'm a real estate agent; can I use your service?
A. Yes, if you are selling your own property yourself. Please indicate in your narrative description on the listing that you are a licensed agent selling your own property.

Q. I pay nothing more than the $195 for all this service?
A. That is correct. You may choose to spend more for some local advertising deal if there is one available in your region, or choose the MLS option to increase your exposure, but our basic service is full service and costs only $195.

Q. What if I want to ask questions of a live person?
A. Feel free to call your regional service provider; they are franchise owners of FsboMichigan and are committed to helping you. If they do not answer your call they will return it as soon as they are able. They can also be reached by e-mail. Look up their contact information for your Service Area.
